How packs & runs work

What counts as a run

A run is one full analysis of a specific plan-set version. Re-uploading a modified set to address violations is a new run. Each pack includes 3; buy another 3-run pack on the same report to keep going.

One dwelling per tier

The flat-rate tiers cover a single primary single-family dwelling. Duplexes, townhomes, or detached ADUs can't share one flat-rate tier — run them as separate projects or use the Multi-Unit / Large Custom GSF rate.

One design per submission

Each package must represent a single, definitive design. Application packages carrying alternative layouts (“Option A” vs “Option B”) may be rejected. Split them into separate submissions for best results.

10% geometric variance

Runs in a pack stay valid while the footprint and GSF remain within 10% of the first run. A comprehensive redesign, added story, or altered footprint is flagged as new scope and needs a fresh pack at the right tier.

How is permittable's pricing calculated?

Each report is a flat rate set by your project's gross square footage (GSF), the area of your new build or remodel scope, not the whole building. permittable uses five GSF tiers: Small Remodel (up to 500 sq ft), Standard Residential, Large / Custom, Luxury Estates (up to 8,000 sq ft), and Multi-Unit / Large Custom for anything larger. Every report has a fixed price within each tier, so there is no per-square-foot math to get wrong.

Do I pay before or after the analysis?

After. You upload your application package and choose which reports you want with no tier to pick and no payment up front. permittable analyzes your plans, automatically detects the exact applicable GSF, and shows your price. You only pay to unlock the full report and its 3-run pack.

Can I buy a single report, or do I have to bundle them?

Every report is standalone. permittable no longer sells bundles: buy only the Intake Completeness Check, Permit Review Diagnostic, or Permit Optimization Analysis your project needs, each as its own 3-run pack at the same GSF tier rate.

What is a run, and what is a 3-run pack?

Projects above 8,000 sq ft use the Multi-Unit / Large Custom tier: the Luxury Estates base price plus a per-square-foot rate applied only to the footage above 8,000 sq ft.
